Is MyMLS the right search method for me? MyMLS Search works best for persons who have a general idea of current market conditions and prices. If you are just starting your home search I suggest that you use the Find a Home, Quick Search Homes, or any of the other search methods available on this site PRIOR to requesting a MyMLS Search. This will allow you to have reasonable expectations about the current prices of homes that you find appealing. If you have not bought or sold a home in several years you may be surprised by current home values.
Why are you offering this free service? I try to distinguish myself by offering services not offered by most agents. I hope by doing so that customers will appreciate my efforts and choose me to represent them during the home buying process. I am keenly aware that most people do not want a pushy agent goading them into buying a home today. If you need my services I am an email or phone call away.
If I give you my email address am I going to start getting SPAM? Absolutely Not! I will not share your contact information with anyone. I only need your email address so I can deliver the MLS Briefs to you.
Does signing up for the Customized MLS Report impose any obligations on me? No. This is a completely free service with no obligations. Other than contacting you by email to let you know I received your request and to deliver your reports, I will only contact you at your request. In some cases your search criteria may return no results. In this instance I will contact you to let you know that no homes are available within the criteria you provided.
How will I know you have received my request? You will receive one email from me prior to your first Customized MLS Report being delivered to let you know I got your request for information.
What if I don't get my reports? If for some reason you have not received your report within 48 hours send an email to me at Chuck@ChuckSellsSeymour.com.
How is MyMLS Search different from the "Search Knoxville MLS" feature available on your site? The "Search Knoxville MLS" feature on my site is the public portal for the Knoxville Area Association of Realtors. While this is a useful tool, the search criteria is limited. For instance, you can't search for homes by subdivision name, foreclosure status, interior and exterior features, etc., the way agents can.
How long will my Customized MLS Reports be available? The MLS Reports will be emailed to you for up to 3 months from the first report. If your reports expire and you would like to continue receiving them, just send an email to me at Chuck@ChuckSellsSeymour.com and ask that your reports be extended.
I am curious about the prices for homes in my subdivision. Can I just get information on homes in my subdivision when they come on the market? Yes. Simply fill in the "Search by Subdivision Names" field and check the appropriate County field in the "Search by County/Area" field. The County field is required because sometimes the same subdivision name can be used in different counties.
Can I only get information on Foreclosed Properties? Yes. In the "Foreclosed Properties" box select "Search for Foreclosures Only" and check the appropriate area in the "Location" field.
How can I stop receiving my Customized MLS Reports? If you no longer need your reports simply send me an email at Chuck@ChuckSellsSeymour.com and I will have them stopped.
How come the homes that I am receiving are not appealing to me? You may have made your search criteria to narrow and are eliminating homes that you might find interesting. Also, homes that you would like may be more expensive than the price range you entered. If you need to change any of the criteria you initially entered you may send me an email at Chuck@ChuckSellsSeymour.com asking me to update the search criteria, or simply fill out the MyMLS Search Form again with the updated criteria.
Is the information I will receive only on homes that you or your company has listed? No. You will receive information on ALL homes in the Knoxville Area Association of Realtors Multiple Listing Service that meet the criteria you supply regardless of which company has the listing.
I've found a home that looks like it might be right for me. Do I need to call the listing company to schedule a showing? No. I can show you any home offered for sale through the MLS regardless of the listing company. In fact, the listing agent has a legal obligation to represent the best interests of the Seller, not the Buyer. Unless I am the listing agent on a home, I can represent you as your Buyer's Agent and will have a legal obligation to look after your best interests.
How do I know this home I'm looking at is not overpriced? You should compare the home with similar homes as close to the subject home as possible that have sold within the last six months. I can email you a Competitive Market Analysis (CMA) to help you determine if the home is priced right. Simply send me an email with the subject home's address and/or MLS number. I will email you the CMA as soon as possible. NOTE: Only Licensed Real Estate Appraisers can legally state the value of a home.
Are all the search options available to agents provided on MyMLS Search? No. There are too many search fields available to agents to include them in this form and keep it user friendly. If you have a particular feature that you would like to include in your search criteria that is not available on this form, simply put it in the comments box at the end of the form. If possible, I will include this criteria in your search.
